The pie is $6.99 in my area so Costco may be making $3 of profit per pie. A $20 pizza from a pizza shop costs about $3 in ingredients, $1.50 in cheese and $1.50 in everything else.

Just in general the pies are better at Sam’s, but the breads and premade deli foods (pot pie, etc.) are better at Costco—as is their rotisserie chicken! Sam’s is always smaller and overdone/dry.
